The work Buchanan Architects undertook on Kirtland Commons serves as a case study for the unheralded skills a good design firm brings to a project during the construction phase: equal measures of hands-on knowledge, steadiness, and follow-through. Asked to take over a troubled project, the Buchanan team led by Brian Cleveland revised the construction documentation to reflect the intricacies of local and regional building codes, provided material specifications, advised on energy efficiency, and worked closely with the construction team to complete the building and renovation program successfully.
The program called for the renovation of a 26-unit affordable housing complex built in 1993 that serves the elderly and the disabled. The apartments are all one-bedroom units. The city also commissioned a new building of 18 one-bedroom units to meet its growing affordable housing needs. A focus of the project was energy efficiency, not only in the new building but also in the renovation of the older housing. Replacement windows were Energy Star rated. Extra insulation was added to the building ’s exterior, the vinyl siding was replaced with durable (and more attractive) fiber -cement siding, and the heating system was converted from oil to more efficient natural gas.
